April 2026 San Diego Housing Market Performance
The April numbers show a North County market that is active, but still highly selective. New listings for detached single-family homes were nearly flat compared to last April, while pending and closed sales both increased. At the same time, homes are taking longer to sell, and the median sales price dipped slightly for the month. Overall, this points to a market where buyers are still moving, but they are paying close attention to price, condition, and value.
What This Means for Sellers
For sellers, April is a good reminder that demand is still there, but buyers are not reacting to every home the same way.
In North County San Diego, detached single-family pending sales were up 19.0% compared to last April, and closed sales were up 5.7%. That tells us buyers are still writing offers and homes are still closing. However, days on market increased from 27 days to 31 days, and the median sales price moved from $1,200,000 to $1,180,000 for the month.
That combination matters. More activity does not automatically mean sellers can overprice. Buyers are present, but they are comparing options carefully and responding strongest to homes that are priced correctly, well-prepared, and easy to understand.
The rolling 12-month numbers are a little steadier, with the North County detached median sales price at $1,170,000, up 0.4% from the prior rolling 12-month period. So while the month-to-month numbers show some softness, the broader pricing trend remains relatively stable.
